In Zillow Research's September 2026 metro data, the share of listings with a price cut ran from 27.4% in San Luis Obispo-Paso Robles to 37.7% in Salt Lake City. The median cut ran from $9,967 in Columbus to $26,333 in San Luis Obispo-Paso Robles. Every metro leaned to buyers, so price carefully from day one.

Metro Austin's typical home value was $417,977 in August 2026, according to Zillow. That is down 26.8% from its peak of $571,023 in June 2022, and about where it stood in April 2021 ($415,831).
