The short version

August 2026 made Nimbus installable on a phone as a progressive web app, with no App Store and no download. It also added recording a property sale with itemized closing costs and a computed total return, and a free market lookup for any city, county, metro, or ZIP that needs no account.

No App Store. No download. It takes about ten seconds.

Nimbus is what is called a progressive web app, which is a clumsy name for a simple thing: a website your phone lets you install. You add it from your browser and it lands on your home screen with its own icon, next to your other apps. Tap it and it opens full screen, with no address bar and no browser tabs. It stays signed in, so there is no password to type every time.

Because it is still a website, there is nothing to update, ever. You always have the current version, and it takes up almost none of your storage.

Record a sale, and see what you actually made

Most people who sell a property skip this. They bank the check, and by next April they are digging through email attachments and a shoebox of receipts trying to remember the commission, the buyer credit, the exact closing costs, because none of it lived anywhere. Numbers get guessed. Deductions get missed because nobody can put a hand on the paperwork that would back them up.

Your closing documents almost always arrive the same way: a PDF attached to an email from the title company or your agent. That email gets buried, that inbox gets migrated, and the one time you actually need those documents again, they are gone. Upload them to Trove instead and they are stored for good, organized by tax year whether the property is active or sold, and Nimbus reads them to fill in the sale for you.

Three different stories in one snapshot. Atlanta rents keep climbing even as values cool, in a ZIP where the median household earns $114,072. Austin has the highest income of the three at $162,168, and still posts the steepest home-value drop. Littleton is the only one of the three where both values and rents softened, even though its median income, $94,296, is the lowest of the three.

What this year has been

This is the sixth of these updates, so I want to say something other than what shipped.

At the start of this year Nimbus kept your numbers straight. You entered what you owned, and it added up. That was useful and it was not enough.

Since January it has learned to read your documents, watch the markets your properties sit in, tell you when something changed before you go looking, and now to understand what happens when you sell. Almost none of that came off a roadmap I wrote. It came from people replying to these emails to say what was missing, what was wrong, and what they actually needed.

I have spent this year making Nimbus solid. I am spending the rest of it trying to explain it better.

Know someone who owns property?

A rental, a vacation home, land, or a primary residence. The market lookup and the free calculators work for them too, and neither needs a signup.

Tell us when we get something wrong

Nimbus is built in the open. If a calculation looks off, a market number is stale, or something in the product does not fit your situation, call it out. Reply to any email, send a note from the app, or grab time below. We will dig in, fix it, and credit the catch.

The point is not to be right. The point is accuracy, less anxiety around real estate decisions, and shared understanding instead of guesswork. That only works if mistakes surface and get corrected fast.
