What to do with it
If you are thinking about borrowing against your home, start with today's value, not what you paid. A HELOC (home equity line of credit) lets you borrow against your equity, which is the home's value minus what you still owe. The lender sets the limit from a fresh appraisal. If you bought in Metro Austin since the boom and your home has tracked the metro, your equity may be smaller than you think. An August 2022 buyer there, for example, has a typical home worth 25.7% less than it cost.
If you pay PMI (private mortgage insurance, the monthly charge many lenders add when the down payment is small), you may be able to ask your lender to drop it. Whether you can depends on the home's value against the loan. Owners whose homes have gained value, like early buyers in Metro Denver, Metro Atlanta and Metro Salt Lake City, are in the best position to ask, so check with your lender. Austin owners who bought since 2021 may find the value is working against them. Paying down the loan is the other way to get there.
If you are selling, set your price against what similar homes are worth now. In Metro Austin the June 2022 peak of $571,023 is a reference point, not a price. Buyers will judge your home against values closer to $417,977.
If you are holding, a lower value only costs you something when you sell or borrow. Metro Austin owners who bought in August 2019 have been through the whole drop and are still up 30.3%. If you are buying, nobody can promise which way prices go next. What makes a purchase sound is planning to stay long enough to ride out a dip, a monthly payment you can carry once taxes and insurance are included, and cash in reserve after closing. If you have those, the decision rests on your plans, not on market timing.
