May 2026 Update

April was the biggest product month at Nimbus so far. We shipped a new AI agent, brought document storage and reasoning natively into the platform, and gave every existing user a free upgrade to our highest tier.

Here is what changed and why it matters for you.

Meet Chene

Pronounced "shin."

Chene is your proactive real estate advisor. It watches your portfolio, surfaces what changed and why it matters, and answers questions in plain English.

Scenarios used to be forms. Refinance, sell, 1031, BRRRR, HELOC, hold vs exit. You picked one, filled in numbers, hit calculate. Now you just chat. Ask Chene "what if I refinance Scarlett at 6.25%" and it runs the analysis with your actual data.

Chene also surfaces what you did not ask about. PMI removal opportunities the moment your LTV crosses 80%. Refinance windows when rates move. Equity milestones. Rent that has drifted below market. Tax documents you forgot to upload before April.

And Chene can update your data with your approval. If a transaction is misclassified, or a loan balance does not line up with what your bank sent, Chene can propose the fix. You approve it in chat and it is done.

Occasional heads-up emails. When Chene detects something worth knowing about, a short email lands in your inbox. Rising expenses on a property. A tax document missing before a deadline. A major shift in your local market. Not every signal triggers one. Only the ones worth interrupting your day.

Nimbus is shifting how it reaches the people agents serve. Buyers, sellers, homeowners, investors. The best champions for a real estate platform are the agents who already advise these clients every day.

Agents who join Nimbus get a full client toolkit. Market data and ZIP-level drilldowns to share in conversations. The free calculator suite to send before a showing. Plain-English education content clients can read instead of guessing on Reddit. Portfolio tracking for clients who own one home or several.

Their clients get all of it at no cost. No login wall on the tools. No paywall on the market map basics. When a client wants the deeper view, the agent is the one who hands it over.

Direct Nimbus users are not going anywhere. Your account, your data, your free Portfolio+ upgrade for life: all of it stays. This is about widening the door, not closing it.

Nimbus is built in the open. If a calculation looks off, a market number is stale, or something in the product does not fit your situation, call it out. Reply to any email, send a note from the app, or grab time below. We will dig in, fix it, and credit the catch.

The point is not to be right. The point is accuracy, less anxiety around real estate decisions, and shared understanding instead of guesswork. That only works if mistakes surface and get corrected fast.
