The short version

June 2026 added six neighborhood data sources to the Nimbus map at county and ZIP level: school proficiency and staffing from the Department of Education, FBI crime rates, EPA walkability, Census commute times, demographics, and property tax. Chene also gained six new tools, including assessing an address you do not own.

When you are weighing a property, or sizing up one you already own, the questions that decide it are about the neighborhood, not the house. Is it safe? Are the schools any good? Is it walkable? Is the area heading up or down? The honest answer used to be a guess, or a dozen open browser tabs.

This month Nimbus changed that. Ask Chene about any address, or open the map, and you get a sourced answer in seconds. Here is what shipped and why it matters for you.

Nimbus now knows your neighborhood

The questions that decide a real estate move are about the neighborhood, not the house. Now you can answer them in seconds: crime, schools, walkability, commute, who lives there, and what they pay in property tax. Six new data sources, at the county and ZIP level.

School quality, from the source. Reading and math proficiency from Stanford that runs through 2025, plus the school details parents actually ask about: student-teacher ratio, the share of students on free or reduced lunch, the share of charter schools, and how many schools serve each area. All from the federal Department of Education.

Crime, in plain numbers. FBI crime data showing property and violent crime per 100,000 people, with year-over-year direction so you can see whether an area is getting safer or not.

Walkability and commute. EPA walkability scores and Census Bureau commute times. How easy is it to live somewhere without a car, and how long is the drive to work? Both affect rentability and resale.

Taxes and who lives there. What neighbors actually pay in property tax, and the makeup of each community, straight from the Census Bureau.

More of the sale data you already trusted. The map now shows median sale price, price per square foot, homes sold, and sale-to-list ratio from Redfin, at the state, county, and ZIP level.

And we figured out what actually drives prices. A new model estimates which of these factors moves home values in each specific market, so you are working from evidence instead of a hunch. Ask Chene "what is driving values in Denver?" and it will tell you.

A property is the biggest purchase most people ever make, and the neighborhood around it decides whether it holds its value. Getting that wrong is expensive. Now you can know before you commit, not after.

Chene learned six new skills this month

Chene started as a chat advisor. This month it gained real tools it can use on your behalf, each one gated behind your approval so nothing changes without you saying yes.

  • Assess any address. Ask about a property you do not own yet and Chene pulls walkability, crime, schools, and commute for that exact spot.
  • Add or remove a property by chat. No forms. Tell Chene about a new purchase and it sets up the asset after you confirm the details.
  • Explain what moves your market. Chene can break down which factors are actually driving values where you own.
  • Look up the rules. Homestead exemptions, property tax rates, ballot measures, and pending legislation for your area.
  • Ask you questions back. When Chene needs a detail to give a better answer, it asks, and you reply right in the chat.
  • Share an answer. Send any Chene response to someone by link or email, no account required on their end.

We replaced three numbers that did not help you make decisions with three that do.

The monthly market brief used to lead with owner-occupied housing rate, college degree rate, and the share of multifamily housing. Interesting, but none of it helps you decide whether to buy, hold, or sell.

Now it leads with median sale price from Redfin closed transactions, the effective property tax rate in each area, and property crime per 100,000 people. Each one carries a year-over-year change so you see the direction, not just the snapshot. The brief also lands earlier in the morning so it is waiting for you when you start your day.
